 in response to raker city...   I can certainly not only "identify" with your feelings here bud.. but i can appreciate the truth in what you are saying as well...however if you believe God can change hearts and thoughts of men ,then you have a great power in praying for our leaders .They might not have the financial needs that some of us are "straining "under in recent times. But every person alive has some type of need. Maybe we should begin to ask God ,"in the powerful name of Jesus ", to meet our leaders needs . We have a great opportunity to call out the names of each individual leader and their wives names to God and to ask him to shower blessings and favor on each one of them ;that he become "Real "and show himself to them meeting their needs. Because the bible proclaims that " men are brought to repentance because of the Goodness of God" . It is then that God can move on the hearts of local leaders to help the poor. We should also begin to pray for the CEO's of companies (the ones put on our hearts) . I know it may sound a bit cliche' but I have found it a proven and highly valueable tool . It certainly works. Its is we who have neglected so rich an inheritance. We who have grown tired and weary in "well doing!" And our religious sanctions that have put "blinders" on true power in Christ! Keep in mind that I am no religious zealout. I am simply a woman who actually believes God is faithful and kind to us. I ,like you, and many others have had my days of "venting" ! I have had my fair share of voicing my discontentment and frustration at how things are transpiring around me. So I know where your at . It is a terrible time we live in. Yet it is a wonderful time we live in .I now recognize that we are not as powerless as I had once believed. Perhaps when we christians become a blessing as one body we will see God do as He promised .Our country was founded on the True God, and on His only begotten Son Jesus Christ. We have a chance to remind ourselves and God of His wonderful covenant .Together I believe we can move this mountain and many more.

OUR CONSTITUTION STATES....We the people....For the people.....and By the people.....I do believe these GREEDY FILTHY Officials FORGOT to help the PEOPLE instead of the BIG FILTHY RICH conglomerates that with EACH merger get BIGGER only to impose OUTRAGEOUS FEES like the ones we are going to see for HEALTH CARE. No where in that HEALTH CARE plan is a supervisory agency that will ensure we will have INSURANCE CLAIMS paid. BUT EVERYWHERE it reiterates that the PEOPLE MUST PAY OR BE FINED! a couple THOUSAND DOLLARS, I would like to know if we do not have money for the MORTGAGE where are we going to get the $$ FOR THE BIG INSURANCE COMPANIES!????!!! Smaller countries have FREE HEALTH CARE (smaller countries!). They do not have a constitution but yet treat their citizens with more HONOR. I guess the big U.S.A. is a little ......U KNOW WHAT

Rent is Due today and I get to do more Tax preparation! 3/23/10

Not only is rent due but I have to gather more information for tax write off for my home based businesses last year that were bombs and now my tax man is going to love figuring it all out and my questions. I usually have it all done and sent in by Feb.. Not this year so I promise myself it will get sent off by the end of the week. I hope my printer works and ink is there as sorry tax man, I have to make copies as he has lost them before.. And more than one time!! No I will not change to another tax man. I understand him and he has pretty much retired from the  business of preparing tax forms for a few of us older clients and know to make copies before sending it off to him. 

I hope my cat leaves me alone to concentrate to get it done and I get money back from taxes. 

I dread doing taxes. I tried figuring out what my tax man did one year and it made me dizzy. I did find a mistake one year and not to my benefit so it had to be redone.

Well, I am psyched to get it done and see what the outcome is. 

Going to call it a night and look forward to Tuesday...

WHAT'S NEW:  The Department of Treasury will be implementing PA 585 of 2008 fully for tax year 2010. Form 2252, Tax Exemption Affidavit should be filed for summer and winter 2009.

Public Act 585 of 2008 was signed by the governor on January 20, 2009. It requires facilities owners to file Form 4719, Request for Senior Citizen Cooperative Housing Tax Exemption with the local assessor before December 31, 2009 to claim an exemption. Facility owners will need to file the Annual Confirmation of Eligibility for Senior Citizen Cooperative Housing Tax Exemption Affidavit by May 1 of each subsequent tax year beginning with May 1, 2010. All facility owners should be aware that if the Annual Confirmation of Eligibility for Senior Citizen Cooperative Housing Tax Exemption Affidavit is not filed by May 1, 2010, and every year thereafter, the State of Michigan will not pay the tax liability for the year in which the Affidavit was not received. The exemption is revoked for non filing and the facility owner will be responsible for paying the tax liability for that tax year.

As required by law, each facility must reapply for exemption during the 2009 tax year for the tax year ending 2009. New and existing facilities can apply any time during 2009, as soon as forms are available, so that their exemption can be approved by December 31, 2009 for the 2010 tax year.

GENERAL INFORMATION:

The Department of Treasury, Finance and Accounting Division is responsible for payment in lieu of property taxes for senior citizen and disabled housing facilities under Section 211.7d of the Michigan Compiled Laws. There are currently about 175 senior citizen and disabled housing facilities that have their local municipality reimbursed under this exemption for their property taxes as a payment in lieu of taxes under this law. A facility is determined by the local assessor to be eligible for this exemption under the law. The facility and the Michigan Department of Treasury are notified in writing by the assessor of the facilities approval or disapproval of being eligible for the exemption.

Only facilities that have been approved by the local assessor and Department of Treasury as being eligible for the exemption and having submitted their 4720, Annual Confirmation of Eligibility for Senior Citizen Cooperative Housing Tax Exemption Affidavit may have a payment in lieu of tax submitted for payment. The state will only pay real and personal property taxes, not administrative fees, special assessments or penalty and interest fees.

Submission of the first payment in lieu of tax is dependent upon when the facility applies for the exemption. The 4719, Request for Senior Citizen Cooperative Housing Tax Exemption begins December 31 of the year in which the exemption is being requested. The facility has to have been occupied on December 31 of the year for which an exemption is being requested. The owner of the facility must submit a 4720, Annual Confirmation of Eligibility for Senior Citizen Cooperative Housing Tax Exemption Affidavit, which is due May 1. If the Annual Confirmation Affidavit is not submitted by May 1 the property exemption is revoked and the property shall be assessed and shall be subject to the collection of taxes becoming the facility owners' responsibility.

For example, the facility is constructed and has the first resident move in on March 15, 2009 or ownership changes to a type that now qualifies for the program. The owner would need to submit a 4719, Request for Senior Citizen Cooperative Housing Tax Exemption, to the local assessor, which begins December 31 of the year the exemption is requested. The owner would need to submit a 4720, Annual Confirmation of Eligibility for Senior Citizen Cooperative Housing Tax Exemption Affidavit no later than May 1, 2010; the first payment in lieu of tax to be considered for payment by the State would be the statement due from the local treasurer December 1, 2010. The State continues payment of property taxes as long as eligibility requirements are met and proper forms are submitted as required.

REQUIREMENTS: M.C.L. 211.7d has enabled the State of Michigan to pay the property taxes as a payment in lieu of taxes of senior citizen and disabled housing facilities that satisfy the following criteria:

    * The housing must be owned and operated by a non-profit corporation or association, by a limited dividend housing corporation, not otherwise tax-exempt;
    * The housing must be occupied solely (with the exception of a caretaker) by the elderly 62 years of age, as defined in Section 202 of the title II of the housing act of 1959, or the disabled, as defined in Section 811 of subtitle B of title VIII of the Cranston-Gonzalez national affordable housing act;
    * The housing must consist of 8 or more residential units in 1 or more structures;
    * The housing must have been qualified, built or financed under Section 202, 236 or 811 of the National Housing Act.
    * "Housing" means new or rehabilitated structures with 8 or more residential units in 1 or more structures.

4719, Request for Senior Citizen Cooperative Housing Tax Exemption (completed by owner)

DOCUMENTATION FOR SUBMISSION: Owners should submit the following documents to the local assessor to assist them in making a determination of eligibility. After the local assessor has determined eligibility under the law, copies of the documentation should be forwarded to the Department of Treasury:

    * A copy of the owner's Articles of Incorporation, showing nonprofit status or limited dividend housing corporation;
    * A copy of the HUD Mortgage, or other documentation, showing that the facility was financed, or qualified for financing under Section 202, 236 or 811;
    * Documentation showing that the facility contains at least eight units;
    * A copy of the Occupancy Permit, along with a statement giving the date the first resident actually moved into the facility;
    * Documentation showing New or rehabilitated structures.
    * General information regarding the facility, including its name, address and phone number and the name, address and phone number of its management company.

4720, Annual Confirmation of Eligibility for Senior Citizen Cooperative Housing Tax Exemption Affidavit form (completed by owner, due annually May 1)

    * The owner of a facility with an approved exemption must annually submit the 4720, Annual Confirmation of Eligibility for Senior Citizen Cooperative Housing Tax Exemption Affidavit (completed by owner, due annually May 1) to retain the exemption. This form is submitted to the Michigan Department of Treasury and the assessor of the local tax collection unit.
    * If the form is not submitted by May 1 the property exemption is revoked and the property shall be assessed and shall be subject to the collection of taxes; becoming the owners' responsibility.

PAYMENT IN LIEU OF TAX STATEMENT:

If approved, the procedure for submitting payment in lieu of tax statements to the State for payment is as follows:

4736, Payment in Lieu of Taxes Exemption Affidavit for Senior Citizen Cooperative Housing (completed by treasurer)

   1. Local treasurer completes form 4736, Payment in Lieu of Taxes Exemption Affidavit for Senior Citizen Cooperative Housing. A breakdown of millage rates must be supplied. Please note that millage rates of up to 18 mills for school operating and 6 mills for State Education Tax should not be billed or assessed, these taxes are excluded from billing. (Refer to MCL 211.7d section (4)(d)). Forms and tax statements are due December 1.
   2. The taxable value for properties already exempt under this section must be the taxable value on the assessment roll in the 2008 tax year. For new exemption requests; the taxable value of the property should be the value on the assessment roll in the year in which a claim for exemption is made or for new construction the property's taxable value on the assessment roll in the year in which construction is completed and a certificate of occupancy issued.
   3. The local treasurer will send the completed form with original signatures and copies of the real and/or personal payment in lieu of tax statement to be paid to the Department of Treasury address listed below. Millage rates must be included on the statement or they may not be paid timely, these millage rates can be on a separate sheet, if necessary.

NOTE FOR ASSESSORS: Per the State Tax Commission, to establish 2010 year values review the following:

For the 2010 year an assessor will override the system and input the taxable value from 2008. The 2009 taxable value (which will now be incorrect) could have been corrected by taking it to the December Board of Review. If that option wasn't utilized, they may file a Notice of Omitted Property, Form 627 PDF icon with the Commission.

PROPERTY TAX CREDIT FOR RESIDENCE: Since the State of Michigan is making payments in lieu of taxes on the facility, its residents are not eligible for a Property Tax Credit when filing their state income tax return.

Was reading an interesting article today about tax breaks for American business.It was really amazing how big business pays no tax on alot of transactions they do across america.If the everyday man goes into a store and buys something for lets say his business,he pays sales tax.But if big business buys lets say two million in coal for his business he pays nothing under tax break laws.Now I dont know about you guys out there but I live in a state that has a shortfall of state taxs and is cutting back on all avenues but we continue to give big business tax breaks.How does this ever help the common  man and small business and the ones with the most to give gets breaks on not giving......

Normally, H & R Block waits until you have filed your income tax. They will then give you an amount of what you will be receiving back. That is called a loan. If your tax refund happens not to go through for any reason, then you are liable for paying back that amount to H & R Block, and they will file against you in order to recover that amount that they have loaned you.

If you know you`re getting a large tax refund, & you have a recent check stub, H&R Block will loan you between $500 & $1000 just for doing your `09 tax refund w/ them, they start on Nov 15th where I live, call your local H&R block, and ask about it! It could save Christmas or thanksgiving, or the rent! And you pay nothing until, your return is filed (by febuary 15th). There's one payment, but its taken off the loan amount, then they take the payment in full off your return. Sounds too good to be true, but it is. They make a lot of money off you in the long run, but it can save you in the short run. Good luck!

Military Retirees and the New Tax Credit

The American Recovery and Reinvestment Act of 2009 has a special provision for working Americans, called the “Making Work Pay” tax credit. This is a refundable tax credit of 6.2 percent of earned income, up to $400 for working individuals and $800 for married taxpayers. In other words, rather than getting a stimulus check, workers will have less tax to pay for 2009. To get the money into taxpayers’ wallets quickly, the IRS has already issued new tax withholding tables. The problem: military retirees, even though they are not eligible for the credit, will have less tax withheld under the new “one-size-fits-all” IRS withholding guidelines, and may get an unpleasant surprise on their 2009 tax bill when they find that they owe more than they expected.

The new IRS withholding rules were implemented by the Defense Finance and Accounting System (DFAS) on April 1st. Those who do not want to face a larger tax bill next April can ask DFAS to revert them back to having a higher amount withheld. Or they can set that extra money aside in an interest-bearing account and earn a little on it before it goes back to Uncle Sam.

Here are some scenarios and possible solutions from the Association of the US Army (AUSA), taking into account the fact that the stimulus law also provides a $250 payment to those drawing Social Security or VA disability compensation:
 
• Non-working military retirees with Social Security or VA disability compensation
o Will get a $250 check from Social Security or the VA soon, and will end up having $400/$800 (single/married) less withheld from their retirement checks this year, but will still owe that money when they file taxes next year.
o SOLUTION: DFAS executed the new withholding on April 1, therefore retirees in this category can ask DFAS to restore the previous, higher withholding amount (note: the reduction in withholding will not appear in checks until May 1.)
 
• Working military retirees who DON’T receive Social Security or VA disability compensation
o Will have $400/$800 less withheld from BOTH their military retired pay AND from their employer’s pay – a total of $800/$1,600 less withheld, which means they’ll have to pay $400/$800 of that back when they file their 2009 taxes next year (you can only get the tax credit once).
o SOLUTION: People who don’t want that to happen can ask EITHER DFAS or their employer to restore the original higher withholding now.
 
• Working military retirees who DO receive Social Security or VA disability compensation
o Will get the $250 payment soon and will ALSO have $400/$800 less withheld from BOTH their military retired pay AND from their employer’s pay -- a total of $800/$1,600 less withheld. BUT the total tax credit they can qualify for will be $400/$800, and the $250 counts against that. That means they’ll end up having to pay back $650 (single) or $1,050 (joint filer) of that money when they file their 2009 taxes next year.
o SOLUTION: If they don’t want that to happen, they should ask DFAS and/or their employer to increase their withholding an extra $100-$180/month for the rest of the year so they come out even.

Info on Taxes

My first post was for need of a car and any way to make some money to buy a car.  I think I found a way but I'm not sure how I can do it. Which is this: my husband was on State Disability last year which we can not claim as income.  I have been collecting vintage jewelry for a few years now and have been wanting to sell it on ebay but yet to do so.  But what my husband and I did do is through out the year we did sell some jewelry to a few people with a total of about  $3,ooo.oo we also sold our Jeep Wrangler for next to nothing and our jet boat that we had bought on E-bay a couple of years ago. For a Total of $2,500.00. We also had a couple of yard sales during the year that we sold some very nice things for next to nothing but made about $400.00 on each yard sale.  I have been told that this is income but I don't know how to show it. Does any one know if I can claim any of this as income and if I can how do I do it with out a 1099 or a w2!

     I know many people are out of cash at this time of the year, especially after Christmas and all. If anyone's interested in finding seasonal employment to replace that extra cash, log into indeed.com and apply for one of the tax preparer positions. They have very little qualifications and training is only a few days long.

I received today a letter from H&R Block who does my taxes each year. It was one of their advertisements but it said that this year they are doing an Emerald Advance Card for up to $1,000 to those who qualify. It would be in time for Christmas and I'm guessing (as it didn't really quite say) that is a loan against your tax refund in 2009 for the 2008 tax filing season. I'm going to check it out tomorrow but thought I'd share it here. (I'm hoping this sort of sharing isn't against TOS, I'm new to aidpage and still getting the feel for what is ok to share and what is not). I just figured I'd share because of the number of people needing Christmas help. If you did your taxes with H&R Block last year chances are you'd qualify for something and anything is better then nothing.

Today's topic. The compromise. When social security was first enacted there were 149 workers for every retired person. Now that ratio is 2 workers for every retired person. This is reality. What to do. Legalize all illegal aliens bring them into the system and tax them. Abolish all tax breaks for the rich and corporations. Means test. Social security is a safety net. If in the lottery of life you are successful and have made out good- you don't draw. Even if you have put in your dues. You see, life could have dealth you a bad hand, ie car wreck, diease etc.. and you need the benefits to survive. This is a tuff sale. But a necessary one.

      iI have a wide range of debts that need to be paid on fromew my taxes to my accuuulation of bills. Everything from my back owed rent from a residenence that I had to vacate due to my having some health issues in 2004.

     These bills are still lingering all thow I've gooten my life back as far as my health is concerned. I seeking a way to pay the whole kit and kaboodle off. There are a host of lesser cills having for the most pat to due with bad checks. The bad check I'm affraid are due to in large part my being out off comiision for a duration of time .

     To make lomg story short I ned hekp!!

Need help in paying off my taxes. With the penalties and interest it has become an amount that is impossible to pay off. I am father of 3 children and my wife is raising them while I go to work in what seems to be just to pay off my taxes. I am the owner a Pizza and Pasta Restaurant in Champlin, MN.  It is one of nine, in a small successful franchise.  Champlin is a growing city with many new residences and commercial buildings.  Among the commercial growth is competition with many new restaurants.  I am located in the older part of the city which has plans for new construction, residence and shops.  I am in need of some cash to help me get cault up on some taxes, money for equipment and upkeep, and advertising.
